About surplus funds
What exactly are surplus funds?
Here's the short version: when your house sold at a tax-deed or foreclosure auction for more than what was owed, the leftover money belongs to you, not the county, not the bank. That leftover is called surplus funds. Most people never find out about it.
Can heirs claim surplus funds?
Yes. If the original owner has passed away, the money doesn't disappear, it belongs to the family. We've helped a lot of heirs walk through this. It takes a little more paperwork, but it's absolutely doable.
Is there a deadline to claim?
Yes, and it's the part most people get burned on. Depending on the state and county, you might have anywhere from 1 to 5 years before the money goes to the state. Once that happens, getting it back gets a lot harder. So the sooner we check, the better.

How do I know you're not a scam?
Fair question, this industry has earned that skepticism. Here's what we do differently: we're Qualified & Specialized, we work out of a real office with a published address, every contract is in plain English, and we never ask for a dollar upfront. You can verify our license online or call our office and talk to a real person.
Are you affiliated with the government?
No. We're a private company. We're not the county, not the court, not a state agency. If anyone tells you they are, that's a red flag.
Will you sell my information?
Never. Your details stay with us, used only for your claim. We don't sell lists, share with marketers, or pass anything along to third parties.
The process
How long does recovery take?
Most claims wrap up in 60 to 180 days from filing. Some move faster, some slower, honestly, it depends on the county and how busy the court is. We'll keep you in the loop the whole way through.
Will I have to appear in court?
Almost never. We handle the filings, the follow-ups, all of it. On the rare case a quick appearance is needed, we walk you through exactly what to expect, no surprises.
What documents do you need?
Usually just a photo ID and something that shows you owned the property, a deed, mortgage statement, tax bill, anything like that. If your case needs something extra, we'll tell you and help you find it.
